Owned two successful retail clothing outlets with my partner. This provided valuable experience in planning, forecasting, budgeting, cost control, and negotiation with international suppliers. This retail business was highly successful and lucrative with an average turnover of £1.2 million per annum. But I realised that my strengths and future lay with the construction industry.
Main achievements during this period
• Sourcing and importing sales lines, with eight main suppliers in the UK with two manufactures in India supplying six “bread and butter lines”.
• Staff recruitment and training with twelve permanent staff/ finance management and customer relations.
Self employed running residential construction and development business
1980 – 1991
At the age of 20, with no experience, I started up a property development company, of which I was responsible for all aspects including the locating, purchasing and development of sites. This involved the design and drawing up of plans, obtaining planning permission and building regulations, raising funds from the banks, running the building teams, the purchase of materials, and the marketing of the finished properties.
The business was highly successful and expanded at an impressive rate, even for 1980’s. During this period I enjoyed some major successes in this field irrespective of starting with no experience. In 1980 I started by refurbishing two apartments and by 1991 had completed 50+ apartments with the last project being 24 units which sold for £1.5 million pounds 1n 1990.
EDUCATION, QUALIFICATIONS & PROFESSIONAL MEMBERSHIPS
When I left school I worked for Shortland and Bowen a small precision engineering firm which manufactured barometers and clocks. I was given the responsibility of manufacturing three preproduction prototype carriage clocks which were used as samples, this taught me from an early age responsibility, self motivation and the ability to work to deadlines. While I worked for this firm I completed a three year apprenticeship in tool making and machine setting.

CAREER & ACHIEVEMENTS
Self employed running residential construction and development business
June 1998 – Present
For the last ten years have successfully run my own property construction business.
I have been responsible for every aspect of this including; raising the capital, site purchase, plan and design of each project and the selling of the finished property. I am registered with the National House Building Council (NHBC).
I have successfully experimented with building methods not traditional for the UK, these include suspended concrete floors on a steel framework with hot water under-floor heating. I have also sourced materials from around the world; for example, natural stonework from Colombia, oak joinery from France and brassware from Spain. All the properties that were built for resale were built to traditional methods using brick or block except for a double fronted Regency house (built c.1790) that had collapsed and had to be rebuilt to the original design.
